Located within the Briargate Master Plan, in Colorado Springs, is a new community, Cordera. This new community is created by La Plata Investment, LLC - the same developer who introduced the Master Plan of Briargate, Pine Creek, Briargate Crossing and Briargate Business Campus. The idea behind the community is to provide a nostalgic, traditional feeling of community.

"We've planned from the get-go a community that would not only be amenity-rich for its residents, but on par with the higher standards we've set in our very successful and nearby community of Pine Creek," says Nick Sabatello, Director of Marketing for La Plata Investments, LLC-the developer for Cordera.

And, with builders that have been hand-selected based on their quality of work, reputation, customer service and knowledge, it seem like Cordera is on its way to providing future residents a higher quality of living. The builders for Cordera are: Campbell Homes, Keller Homes, Vantage Homes and Saddletree Homes. All of the builders in Cordera subscribe to Built Green standards, according to Cordera's website.

The architecture of this new community is inspired by historical Colorado Springs. Cordera offers homebuyers six architectural styles to choose from: Craftsman, European Cottage, Italian Eclectic, Prairie, American Heritage and Spanish Eclectic.

Along with the six architectural styles to choose from, Cordera also offers a selection of color palates that have been designed to complement the six home styles. "We are taking the guesswork out of selecting colors for these homes," says Sabatello. "All colors have been professionally matched with the home styles to make picking colors easier for the homebuyer."

Once the style and color of the house has been selected, homebuyers can then choose from five different landscape styles, which are designed to complement the individual architectural styles, according to Sabatello. "We are giving homebuyers aesthetically appealing selection, rather than making them figure it out," he adds.

However, this new community is not just designed around the style and architecture of the homes available for purchase. Cordera offers over 4.5 miles of interlinking trails, supported by pedestrian underpasses to eliminate the need to cross major (arterial) streets. The trails will have exaggerated landscape delineations that will demonstrate elevation changes. "This is what makes (the trails at Cordera) so unique," says Sabatello.

Also in the plans for this community are four book-themed parks-two of which have been completed. Ye Olds Castlewood Park has been themed from "Alice In Wonderland." "This park is designed so that in certain areas of the park a person will feel either really big or really small," says Sabatello.

The sidewalk for this park is representative of the Cheshire Cat, which adds a uniqueness to the park-but even further, in places the sidewalk is very thin to give people a feeling of being really big and in other places the sidewalk is very wide to give them a feeling of being really small.

The second park, called Happy Meadows, is themed from the book "Charlotte's Webb." This park will include a friendly spider, a spider web apparatus, an orchard, barn-like material will make up the play area, and a sculptured play pig along with what will look like wheat fields near by.

"Many communities have parks, what we wanted to do was create something that was so unique that it would encourage families to come back again and again," says Sabatello.

Another unique addition to this community is the Cordera Experience, located in The Promenade Shops at Briargate. This is more than your typical lifestyle and community information center that provides everything anyone would want to know about Cordera. The Cordera Experience also provides prospective customers, current residents, future residents and REALTORS an opportunity to get the whole experience with interactive videos, resource videos, such as school district information, and its exclusive forum events series that tie in entertainment with information, to name a few.

Currently working on developing more programs, the Cordera Experience has seen success with their forums by invitation only or registration for prospective residents, current residents and REALTORS. Examples of some forums include information on landscaping, HOA, like wine tasting or ice cream socials are put together to give people an opportunity to meet one another. "We want to turn the Cordera Experience into a place that people want to come again and again," says Sabatello. "It also gives people a chance to meet their neighbors, new or future."
