My experience has taught me that when a home doesn't sell, it's usually because of the following: the condition of the home wasn't acceptable, the marketing of the home was inadequate or the price of the home was too high. It's normally fairly easy to determine which of these things caused the listing to expire without selling.

When I put a home on the market, there are many things to discuss. How are we going to stage the home so it shows nicely. How are we going to price the home, so the Seller makes the most (and is still competitive)? What marketing techniques and tools are going to be most effective given the situation?
