Five Ways to Speed Up the Sale of Your Home

1. Let's price it right from the beginning!
When we first get together, I will give you a suggested pricing range (based on other activity in the area). Making a decision to price your home at the lower end of this range often means a much quicker turn around time. If you are motivated to sell, don't make the common mistake of over-pricing your home. My job is to get you where you're going on time!

2. Prepare your home for showing before we allow others in to see it.
Check out our Home Staging Tips (link to home staging page) to get some ideas of how to improve the showing condition of your home. We don't want to miss qualified, motivated Buyers because we are not prepared to show the home at its best!

3. Be flexible about showings.
It's often disruptive to have a house ready to show on the spur of the moment, but the more often someone can see your home, the sooner you'll find a Buyer. When you list with me, you get a "10 Minute Showing Prep" chart to help you prepare for unexpected showings. Being flexible for the listing period will often mean an easier sale!

4. Be ready for the offers.
Decide in advance what price and terms you'll find acceptable. When we put your home on the market, I will provide you with a "Seller's Estimated Expense Sheet". This will give you a very good idea of what your bottom line will be given three different possible scenarios. This prevents any ugly surprises when we get to the closing table.

5. Be open to making changes.
If we put your home on the market and there is good showing activity but we don't see any offers, be prepared to make some changes. This means I will be asking you to make improvements to condition or to the asking price. Remember, a home that spends an inordinate amount of time on the market often has a certain stigma attached to it. We want your home to sell in a reasonable amount of time for the most money possible!
